• The estate is in probate. An accepted offer goes to the court for approval — allow up to 60 days from acceptance to closing.
• Sold as-is, where-is. Inspect at your own cost; the estate will not make repairs. Refrigerator, stove and microwave are included.
• No agents. Offers must come from the buyer, and no buyer-agent commission is offered.
• $2,500 earnest money at contract, held by a Washington County title company.
• The estate reserves all rights: to accept, reject or counter any offer, to negotiate with more than one buyer, to end the offer period early, and to withdraw the property. Nothing binds either side until a written contract is signed and the court approves it.
